{"id":12853,"date":"2021-12-16T12:52:36","date_gmt":"2021-12-16T12:52:36","guid":{"rendered":"https:\/\/voice.org.rs\/?p=12853"},"modified":"2021-12-16T12:52:36","modified_gmt":"2021-12-16T12:52:36","slug":"owner-of-galens-sanja-petric-buys-205-parcels-on-fruska-gora","status":"publish","type":"post","link":"https:\/\/voice.org.rs\/en\/owner-of-galens-sanja-petric-buys-205-parcels-on-fruska-gora\/","title":{"rendered":"Owner of \u201cGalens\u201d, Sanja Petric, Buys 205 Parcels on Fruska gora"},"content":{"rendered":"\r\n\r\n<strong>Sanja Petric from Novi Sad, wife of businessman Nebojsa Petric and director at his company \u201cPromist\u201d, as well as one of the real owners of the \u201cGalens Invest\u201d company, has bought 205 parcels on Fruska gora and its slopes for herself, as well as one parcel in Bajina Basta. Furthermore, the cadastre records show that she is also the owner of two building sites in Novi Sad.<\/strong>\r\n\r\n\r\n\r\nShe has been buying the land along the Fruska gora mountain, from the municipality of Beocin to the municipality of Indjija, over the past several years, mostly from private owners. The parcel she bought in the municipality of Bajina Basta (forest land in the settlement of Solotusa) is also on the territory of a national park (the Tara National Park). <strong>In a short period of time, considering the fact that she was buying mostly from private owners, she has come into possession of dozens of hectares on the territory of Fruska gora. <\/strong>If we do not take into account the municipality of Beocin, where she bought most parcels, i.e. 122 of them, she is now the owner of 34.5 hectares of Fruska gora and its slopes. An inspection of cadastre records shows that she has been buying the aforementioned real estate carefully, one at the time, in order to obtain adjacent parcels and <strong>create huge estates on attractive locations.<\/strong>\r\n\r\n\r\n\r\nAs VOICE recently reported, <strong>Sanja Petri\u0107 <\/strong>is also the owner of parcels in Rakovac, in the municipality of Beocin, which partly belong to the Fruska gora National Park. <strong><a href=\"https:\/\/voice.flywheelstaging.com\/za-ciji-racun-su-ogradeni-hektari-nacionalnog-parka-fruska-gora\/\" target=\"_blank\" rel=\"noreferrer noopener\">\u00a0A concrete road through the forest in the national park has been built on the land belonging to the Serbian Orthodox Church, as well as on a parcel belonging to her<\/a><\/strong> this year, thus breaking the provisions in the decision passed by the Institute for Nature Conservation of Vojvodina Province. Furthermore, the works were performed without the necessary permits from other relevant institutions. The road leads to one of the most beautiful lookouts on Fruska gora, surrounded by the estate belonging to Petric. We also saw that the construction works were being performed even during the state of emergency. Moreover, many hectares of the national park have been fenced, including the lookout, so hikers, tourists and local citizens are unable to use this public resource.\r\n\r\n\r\n<h2 class=\"wp-block-heading\"><strong>\u201cThere is a bigger fish swimming behind\u201d<\/strong><\/h2>\r\n\r\n\r\nA new investigation conducted by VOICE has shown that, after Beocin, Sanja Petric bought most of the parcels around Sremski Karlovci \u2013 as many as 78 real estate (agricultural land and construction sites outside residential areas). She has bought parcels on the locations such as Dobrilovac, Banstol, Dimsin Do\u2026 A few of the parcels feature weekend houses or similar facilities, but most parcels are agricultural fields of poorer quality, forests, vineyards, orchards, areas covered with common reed and swamps. The real estate cadastre office records show that some of the parcels (on the location of Dobosevac) are within the borders of the Fruska gora National Park. For example, she has bought parcels ranging from 60 square metres to 33,867 square metres on the location of Dobrilovac.\r\n\r\n\r\n\r\nThis woman from Novi Sad has also bought land in the municipality of Indjija, in the village of Cortanovci, as well as in Ledinci, near Novi Sad.\r\n\r\n\r\n\r\nThe former owners, who sold their estates to Petric, told us that the price at the moment of purchase was acceptable for them, but they also conveyed their impression that \u201cthe field had been prepared carefully for swift transactions\u201d, as well as the rumours that \u201cthere is a bigger fish swimming behind\u201d.\r\n\r\n\r\n<h2 class=\"wp-block-heading\"><strong>Connection with \u201cGalens Invest\u201d<\/strong><\/h2>\r\n\r\n\r\nSince 2014, Sanja Petric has been the owner, i.e. holder of proprietary rights of facility in Somborska Street in Novi Sad. As the records from the real estate folio in the land register show, this parcel provides access to another parcel, featuring a power transformer station and the contract related to this parcel was concluded between \u201cElektrovojvodina\u201d and \u201cGalens Invest\u201d.\r\n\r\n\r\n\r\nSanja Petric also owns a parcel in Rumenacka street and \u201cGalens Invest\u201d appears in the same context. \u201cKomercijalna banka\u201d has put a mortgage on this parcel.\r\n\r\n\r\n\r\nWhat is more, Sanja Petric is one of the owners of \u201cGalens Invest\u201d, through the \u201c<strong>Ossid kapital\u201d company<\/strong>, established in 2014, whose sole proprietor is Ms Petric. \u201cOssid kapital\u201d was registered as a member of \u201cGalens Invest\u201d in 2018, together with \u201cGalens\u201d LLC for production, trading and services. The citizens of Novi Sad are quite familiar with all \u201cGalens\u201d companies, the biggest building company in the capital of Vojvodina for several years now. The general public recognises Sanja\u2019s husband, <strong>Nebojsa Petric<\/strong> as one of the key figures at \u201cGalens\u201d.\r\n\r\n\r\n<div class=\"wp-block-image\">\r\n<figure class=\"aligncenter size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"1024\" height=\"768\" class=\"wp-image-6297\" src=\"http:\/\/voice.flywheelstaging.com\/wp-content\/uploads\/2020\/07\/bajina-basta-1024x768.jpg\" alt=\"\" srcset=\"https:\/\/voice.org.rs\/wp-content\/uploads\/2020\/07\/bajina-basta-1024x768.jpg 1024w, https:\/\/voice.org.rs\/wp-content\/uploads\/2020\/07\/bajina-basta-300x225.jpg 300w, https:\/\/voice.org.rs\/wp-content\/uploads\/2020\/07\/bajina-basta-768x576.jpg 768w, https:\/\/voice.org.rs\/wp-content\/uploads\/2020\/07\/bajina-basta-1536x1152.jpg 1536w, https:\/\/voice.org.rs\/wp-content\/uploads\/2020\/07\/bajina-basta-80x60.jpg 80w, https:\/\/voice.org.rs\/wp-content\/uploads\/2020\/07\/bajina-basta-160x120.jpg 160w, https:\/\/voice.org.rs\/wp-content\/uploads\/2020\/07\/bajina-basta-240x180.jpg 240w, https:\/\/voice.org.rs\/wp-content\/uploads\/2020\/07\/bajina-basta-850x638.jpg 850w, https:\/\/voice.org.rs\/wp-content\/uploads\/2020\/07\/bajina-basta-400x300.jpg 400w, https:\/\/voice.org.rs\/wp-content\/uploads\/2020\/07\/bajina-basta.jpg 1600w\" sizes=\"auto, (max-width: 1024px) 100vw, 1024px\" \/><figcaption>Bajina Ba\u0161ta<\/figcaption><\/figure>\r\n<\/div>\r\n\r\n\r\nThe Serbian Business Registers Agency records show that \u201cGalens\u201d, a company dealing with production, trading and services, was established in 2004 and that it has <strong>four affiliated companies:<\/strong>\u00a0\u201cGalens Invest\u201d (2009), \u201cUni Galens\u201d (2012), \u201cProject Galens Invest\u201d (2017) and \u201cZvezdara Galens Invest\u201d (2018). They are all registered for construction of residential and industrial facilities.\r\n\r\n\r\n\r\n<strong>The net profit <\/strong>of Galens for 2019 was RSD 235,909,000, while in 2018 this amount was RSD 199,241,000. In 2019, \u201cGalens Invest\u201d recorded a profit of RSD 460,489,100, while in 2018 this amount was RSD 312,147,000. \u201cOssid kapital\u201d, whose sole owner is Sanja Petric, last year recorded a net profit of RSD 1,078,000, while in 2018 the profit was only RSD 166,000.\r\n\r\n\r\n\r\nThe website of \u201cGalens invest\u201d states that this company <strong>is building and selling 200,000 square metres of apartments <\/strong>in residential areas of \u201cNew Minel\u201c in Belgrade, \u201cKej Garden Residence\u201c in Novi Sad, as well as 40,000 square metres of apartments in \u201cAvenija Garden\u201d and the \u201cZlatiborski biser\u201d complex on Zlatibor.\r\n\r\n\r\n<h2 class=\"wp-block-heading\"><strong>Dubious projects in Novi Sad<\/strong><\/h2>\r\n\r\n\r\nSeveral of large investments made by \u201cGalens\u201d have been accompanied by negative reactions among architects and the general public.\r\n\r\n\r\n\r\nLet us not forget that, having built a number of residential buildings and complexes in Novi Sad, in 2016 this company started implementing the plans for the construction of \u201c<strong>Kraljevski park\u201d<\/strong>, for which the general urban plan had to be altered. This was followed by the demolition of what were the oldest houses in Vojvodina \u2013 the thatched houses in Kraljevica Marka Street, which had been under the protection of the state as cultural monuments before \u201cGalens\u201d started preparing for construction works on the very same location.\r\n\r\n\r\n\r\nThe dissatisfaction and protests of the citizens of Novi Sad were also provoked by the construction of the <strong>\u201cPupinova palata\u201d (Pupin\u2019s Palace) <\/strong>in the centre of Novi Sad. This, as the company\u2019s website calls it, \u201cremarkable construction project\u201d was conducted by\u00a0<strong><a href=\"https:\/\/voice.flywheelstaging.com\/palata-pupin-ili-kako-je-zapocelo-naprednjacko-urbanisticko-nasilje-u-novom-sadu\/\" target=\"_blank\" rel=\"noreferrer noopener\">demolishing the building of a bank which was protected as a monument of cultural and historical importance<\/a><\/strong>\u00a0and relocating the monument dedicated to the Chenazy family of Armenian origin.\r\n\r\n\r\n\r\nThe latest project by \u201cGalens\u201d in Novi Sad, a.k.a. \u201c<strong>Novi Sad Waterfront\u201d <\/strong>is accompanied by a number of problematic situations, such as the refusal of the \u201cVode Vojvodine\u201d Public Company to allow the alternation of the urban plan, which envisages construction of a new embankment along the Danube and construction of an office-residential complex.\r\n\r\n\r\n<h2 class=\"wp-block-heading\"><strong>Connection with \u201cPromist\u201d<\/strong><\/h2>\r\n\r\n\r\nAs the Serbian Business Registers Agency records show, Sanja Petric is one of the official representative of the \u201cPromist\u201d company. Furthermore, her company \u201cOssid kapital\u201d is registered as an affiliated entity of \u201cPromist\u201d. The only employee of \u201cOssid kapital\u201d is Sanja Petric, wife of Nebojsa Petric, the only member of the \u201cPromist\u201d LLC, Novi Sad. The main activity of this affiliated entity is purchase and selling of real estate.\r\n\r\n\r\n\r\nSince 2002, \u201cPromist\u201d has been dealing with agriculture, i.e. with wholesale of chemical products \u2013 <strong>artificial fertilisers.<\/strong>\r\n\r\n\r\n\r\n<strong>Its affiliated entities in Serbia are, <\/strong>according to the report of the Commission for Protection of Competition, \u201cAgroprodaja\u201d LLC, Belgrade, whose only member is \u201cPromist\u201d Novi Sad, with 100 percent share ownership and whose main activity is warehousing, as well as \u201cHrastova\u010da\u201d LLC, Pozarevac, where \u201cPromist\u201d holds 50 percent ownership and which deals with growing grains and oil plants. There is also \u201cPremier gradnja\u201d LCC, Subotica, where \u201cPromist\u201d has a hundred percent ownership and which deals mainly with construction of residential and industrial facilities. Other affiliated entities where \u201cPromist\u201d holds a hundred percent ownership are \u201cLintz\u201d, LLC Novi Sad and \u201cNS hotels &amp; resorts\u201d LLC, Zvornik, which deals with catering. Hence the connection between Nebojsa Petric and the popular restaurant in Novi Sad \u201cZak\u201d, recently opened at \u201cPupinova palata\u201d \u2013 the company from Zvornik is behind \u201cZak\u201d.\r\n\r\n\r\n\r\nIt should also be noted that the only owner of \u201cNS hotels\u201d is \u201cNS hotels &amp; resorts\u201d LLC, Zvornik. This is not the only thing that provides business connections between Petric, \u201cPromist\u201d and \u201cGalens\u201d on the one hand and the Republic of Srpska on the other.\r\n\r\n\r\n\r\nThe media in Bosnia and Herzegovina often report on the strong link between the businessman from Novi Sad and the authorities in Banjaluka and on the inflow of capital from the Republic of Srpska into Serbia and vice versa. The latest change in the ownership structure that the media reported was the <strong><a href=\"https:\/\/www.capital.ba\/pavgord-i-galens-kupili-pavlovic-banku\/\" target=\"_blank\" rel=\"noreferrer noopener\">selling of shares of \u201cPavlovic banka\u201d to \u201cGalens\u201d.<\/a><\/strong>\r\n\r\n\r\n\r\nFinally, we would like to mention that Sanja and Nebojsa Petric are members of the Sremski Karlovci Farmers\u2019 Cooperative.
